Currently this property is used as a outfitting business.  The ranch consists of 1,040 deeded acres with an additional hunting lease on a bordering 2,500 acres of BLM land.  The property is located in GMU 3, just twelve (12) miles north of Maybell, Colorado.  There are seven strategic and well placed shooting houses on the property, these are two story buildings built very well.  Hunters stay in these shooting houses until the animals come by.  The topography is predominately rolling sagebrush hills with various pockets of cedar trees.  The access is from CR 19 then a one and one-half mile (1 1/2 mi.) recorded easement over private property to the ranch.  The neighbouring ranch's are "large" one is 220,000 acres directly bordering (almost surrounding) this property and next to it is a 94,000 acre ranch.  Both these ranches are "Ranching for Wildlife" properties, they can access the BLM, but can not hunt it.

Also included in the sale is a three (3) bedroom home in Hamilton and a 2,400 sq. ft. store also in Hamilton.

The property is very open and accessible with ATV or pickup travel to the key hunting areas as well as the shooting houses.  There are lots of antelope and deer that call this ranch home during the summer months but it is located in a an exceptional migration lane where the elk and deer travel later in the fall and winter.

For the 2007 hunting season any sale and purchase transaction shall be subject to hunters already booked, the owner will disclose and forward the payments due from the clients to the buyer.  The buyer shall honor these agreements.

Taxes are $1,568 for 2006, there are no water rights adjudicated or appurtenant to the ranch property.  All mineral and subsurface rights are reserved.

The asking price is $2,170,000 for all three properties.
