This is a great waterfowl property on the North Platte River, 3 miles west of Broadwater, NE.  It’s located in the Heart of the Famed Central Flyway.  You would enjoy both sides of the river.  The river in this location is 150 to 200 yards wide.  The locals call it “The Roost” for years because that’s what it is.  The previous owner only hunts it once or twice a year.  The amount of birds on the property is impressive.  There is a warm water slough that runs through it.  On January 30, 2009, I put over 1,000 mallards in the air just driving by and taking pictures.  The river was frozen over and the slough was completely open.  There are 3 registered irrigation wells on the property.  There could be pivot development to not only enlarge the value, but also provide additional hunting opportunities not to mention crop income.  Excellent white-tailed deer population as well as wild turkey.  A secluded location adds to the mystique.
