Description

We have two high fenced areas, one on the north side of Hwy 146 and the other on the south side. The properties are locates approximately 25 miles north east of Stuttgart, Arkansas in Monroe County. They offer great duck and deer hunting and good turkey hunting. They also have several native coveys of quail on the properties.

The 1616 acres high fence on the north side of the road has 450  acres of crop land, soybean and corn, and 1166 acres of woods and water. Big slash, a slow moving stream runs through the property for over a mile. The slash is good duck hunting and many of the corn  and soybean fields are already leveled and can be flooded with a minimum of work. Limestone roads run throughout this property.

There are two mobile homes located under a 16x80 equipment shed and are set up  as living quarters. A large metal workshop building, furnished with tools and large covered concrete areas front and back, are used for equipment storage.

There are first class deer stands located on this property also. Our best estimate of the deer population on this property is between 250 and 300. In the 2007-2008 season 6 bucks were harvested and no doe’s. A 159 inch, a 171 inch, 130 inch and 3 cull on injured bucks. The buck doe ratio is 40% does and 60% bucks.

On the south side of Hwy 146 is the 1512 acre high fence. This property consists of 650 acre of cropland, soybean, corn and rice, and 862 acres of woods and water. Big slash runs through this property for 1.5 miles and a contributory runs through this property for 2 miles before connecting with Big Slash on the south east corner of the property. This 3.5 miles of water offers many duck hunting opportunities including 3 oak timber areas. Two of these areas can be made permanent green tree areas with the installation of water control structures.

There is a ¾ mile section of this contributory that is a loafing area from 10 am to 2 pm, and a major roost for this area. Approximately 5000 mallards were in the roost opening day of duck season, and no less than 2000 mallards at any time during the season.

This property has a 5 bathroom, 8 bedroom log cabin with stone fireplace. A 30x30 metal building used to dress game and service equipment is located behind the lodge. A 20x24 storage building for decoys and deer hunting items, and a 9.5 acre lake are also located behind the lodge.

The deer on this property are more visible because of the larger number of crop acres and the fact that they have not been hunted. There are approximately 90 to 100 deer in this high fenced area. My best estimate is 15 mature bucks with at least 10 bucks pushing or exceeding 170 inches. There are 40 to 45 yearling bucks with exceptional genetics for this area and 35 to 40 does.

There is a wide variety of equipment that can be negotiated with or without the properties. These properties can be purchased together or separately. The crop income on these properties is around $100/acre per year.
